UNSOLD PROPERTIES

Your property has not been sold yet? Don't be discouraged!

Did you know that more than 50% of properties cannot find a buyer?

Wondering why?

There are 3 components to making a real estate sale:

  1. Promote the property properly;
  2. Show, explain and educate the product to the client;
  3. Guide the client until the signature at the notary.

It is extremely important to support the buyer throughout this long process which spans from viewing photos on the internet, to the visit, to the explanations of the product, to the financing and the inspection until the signing at the notary. I accompany my buyers until the end of the transaction to support them and make sure there are no problems.

In conclusion, your property may be "expired / unsold", but it may not be because of the price! Not even because of the market... Not even because of the economy... Not even because it needed some work... Not even because of the season...

In the end, you wonder why your property has not found a taker?

You haven't received any offers even after several visits?

Did you have a good sale price, great photos, but hardly any visitors?

Contact me anytime to discuss it.

Here are some important points that I notice in several cases of "expired properties":

PHOTOS

If your photos are low quality versus another house with nice “wide-angle / HDR” photos, people will click “next page” pretty fast! Keep in mind that in these days, Internet users click every 3 seconds when shopping for a house, so your photos must be eye-catching at first glance for them to want to consult the next photos and so on!

Here are some examples of good photos taken by my photographers:

WEBSITES

More than 80% of buyers shop on the Internet 3 to 6 months before starting the visits. Around you, ask the following question: "If you want to buy a property, on which website are you going to look?" You will quickly see that people often say REMAX. At REMAX, we sell almost 1 out of 2 properties in Quebec, almost 50% of the market! So it is very important to showcase your property on the biggest home selling website. In addition, all of my properties that I have for sale are found on at least ten websites. Of course they are also found on social networks such as Facebook and YouTube. Knowing that the Outaouais region welcomes many foreign workers and immigrants, it is important for me to display my properties on international websites.

YOUR BROKER

Your broker IS the Gate Keeper to your property.

It is through him that everything must go: customer requests, broker requests and the most important is the "follow-up" of all these calls.

It is through him that they have access to information on your property.

  • He is like your "emblem", your light at the top of the lighthouse
  • So it is obvious that he must live up to all expectations
  • He must know your property from A to Z in order to sell it well
  • He must have time for you
  • He must above all, have time to properly serve all requests from customers
  • He must be accessible 7 days a week to buyers
  • He, himself, must show your property to buyers, not his team or someone else
  • He must give detailed feedback to the seller after each visit
  • He must cooperate with all customers, of all nationalities and all budgets
  • He must know his market as well as the sold prices in your sector
  • He must cooperate with any broker from any real estate agency
  • He must return calls from buyers within the hour
  • He must do the necessary marketing to place your property in front of customers
  • He must network to promote your property
  • He must be able to advise the buyer with his budget for the purchase
  • He must refer the buyer to an excellent financing broker
  • He must be honest and tell the truth, even when it's negative
  • He must offer guarantees to these buyers
